Market Your Home For Sale With An Online Virtual Tour

Market Your Home For Sale

With An Online Virtual Tour

Currently, 80%-90% of home and property purchases start with an online search of the property address. When a home buyer clicks on one of the top choices that Google serves up, your best chances are if the link goes straight to your property information.

Wouldn’t it be great if that top link led to relevant information that not only was informative but also entertaining? And wouldn’t it be awesome if that information led the buyer straight to your agents website?

An interactive 360º virtual tour can do just that. Here is an example of a home and property offered for sale in College Place, Washington. The house at 15 East 8th in College Place is being marketed by Lounny Boualapha of Coldwell Banker First Realtors.

Property Specific Web Address

Effective Real Estate Marketing Tools

As a Real Estate professional in Walla Walla, WA or Milton-Freewater, OR, have you been searching for more effective ways to engage with prospective clients? Are you noticing an upswing in internet activity in property searches for medium to high end homes for sale in the Walla Walla Valley?

A prospective buyers search for a Walla Walla home for sale, may drive past a property listing and notice a “For Sale” sign in the front yard. Pretty typical, sure, and she might call the Real Estate professional listed on the sign for a walk through appointment but what if, more typically, she wants to see inside the home first? After all, why waste time looking at homes that she would not be interested in? How could she preview the home without playing phone tag with a Realtor?

A quick Google Search of that properties MLS listing should bring up some information on the home and sure enough, the home might just show up on page 3 of the search results. She may find a little bit of information there and may even find a sketchy presentation if any great information at all. Maybe, if she thinks about it later, she might contact the agent when she gets home for a quick walk-through appointment and maybe she won’t.

She drives by another home for sale but this time, along with the Realtors sign, she notices the listing agent was kind enough to show a property specific website address for the home. It reads something like www.38SummersCircle.com.

The URL is easy to remember because it is the actual address of the home for sale. She types the address into her browser and is overwhelmed with delight as she is immediately taken to an online interactive virtual tour. No browsing through pages of search results, just straight to the online property site.

She quickly discovers that she can navigate throughout the home with her mouse and can even see a downloadable e-flyer along with all the important information on the home as well as direct links back to the Realtor. That’s right, no more silly paper flyers to keep stocked at the property site.

A cool, full screen slide show accompanying the virtual tour and highlighting some of the great features of the home tell her that the listing agent is miles ahead of the other Real Estate Agents in online property marketing. She now knows that agent would help her list her current home better when she is ready to sell.

Adding a property specific web address to your virtual tour is not only the most important way to market a listing, it is inexpensive and easy to do. Once you purchase the domain name, you need to place it where it will be seen. You already have a large yard sign in the yard so that is a great place to hang one of our Panorider signs.

Can you see the savings you will gain by not having to take up valuable text listing all the homes
features in traditional print media? Just a few short lines of type with a property specific URL is all that is necessary for your print advertisement. Your clients can enter the domain into their browser and your virtual tour will come up, pointing directly to you!

The New Virtual Tour

The New Virtual Tour

When most Real Estate agents think of Virtual Tours they immediately conjure up the all too familiar slide show that they have been producing for years using pictures taken by their “guy with a camera”, or worse, the brokerages old “fish-eye panorama camera”.

Recently, I met a local Real Estate agent to present the idea of using professionally designed virtual tours for his listings. During my introduction to him, I was interrupted with “I’ve used virtual tours before and they aren’t worth the effort!”

He’s right! A cheesy slide show hidden deep inside a poorly optimized Real Estate agents webpage will never help you sell homes. But a professionally produced interactive 360º panoramic virtual tour will get you the exposure and respect you deserve.

In this day of slow property sales a Realtor must be aware of and watch every penny spent on advertising a listing. After all, it may be many months or even years before their marketing efforts actually pay off so why should a Realtor pay for something they have already been doing themselves for very little money?

Hey, I have big news for you guys! Slide show and fish-eye tours don’t work. Truthfully, they suck! There is very little entertainment value, you can’t control the scenes, and, for the love of Mike, the photography is horrible! No wonder there is such a poor attitude about using virtual tours.

You must know this. Your clients in 2010 are internet savvy and believe me, they know how to search for property online without a Real Estate agents help.

What they can’t do online is make an intelligent buying move without a Real Estate Professional! They need a human they can trust, someone with great customer service and is willing to help them weed through those real estate obstacles. Someone that will be there even after the sale has closed.

Imagine when a prospective client cruises by that perfect home. They want to find out about the home so they Google the address. Better yet, they just enter that property specific URL printed on a PanoRider™ sign into their browser.

Our virtual tours are specially designed to easily rank at the top of the results page. Our Exposure Engine can help you command the rest of the next few pages with links back to your agency, website and blog.

Everywhere the client navigates in the Google Results page seems to have your name and contact information associated with the home. You’re name pops up everywhere!

When people get to the virtual tour, they immediately discover that they get to control where they go within the tour. They access areas by using special hotspots. They see the images in Full Screen HD and, man, the images are sharp and beautifully lit to accent subtle nuances of the home. Each image is optimized to load quickly, even on slow internet connections!

Your business portrait is featured on the virtual tour so they can see your friendly face. Your website is back linked to you from the virtual tour so they can see how great a Real Estate agent you are.

Your e-mail and other contact information is on the virtual tour window along with video options and other MLS and area information. Wouldn’t that ensure their confidence in you as a professional?

Business is being conducted differently now and it is time to learn some new marketing techniques. Let us help you succeed by booking your interactive 360º virtual tour with Walla Walla Virtual Tours.

Virtual Tour Of Basel Cellars Estate Winery

Occasionally, I need to take a break from editing virtual tours on my computer and take on some manual labor. Mainly to get my head out of cyber-space and also to get some much needed exercise.

This week, my extracurricular project was to help Basel Cellars Estate Winery in Walla Walla pack and ship out their Basel Cellars wine club member orders.

Although the task of making boxes, packaging bottles of fine wine into them, sorting through endless invoices and shipping labels and getting all those boxes of liquid gold out the door for UPS seems like a monotonous task, I have come to appreciate the focus needed just to make sure clients receive exactly what they have ordered.

Working at Basel Cellars Winery is a great way for me to observe the day to day operations of one of my winery virtual tour clients which helps me provide a better virtual tour experience for them.

What many of you may not know, my virtual tour process does not stop with the mere production of a cool virtual tour that is attached to your website. As your business changes, your virtual tour should change along with it so that you can always provide fresh content to your website.

Our virtual tours are designed so that it is quite an easy process for us to upload new images and make changes to the live tour.

When I get to hang out for several days at one of my clients businesses like Basel Cellars Estate Winery in Walla Walla I can gain a unique insight to what their customers like to see.

Next week I will be updating the Basel Cellars Virtual Tour to include panoramic photographs of more activity around the winery, include some great photographs of their annual Basel Cellars Wine Stomp pool party reserved for their wine club members and add some colorful spring time and summer scenes from the winery.

Providing a value that goes beyond taking a lot of pretty pictures and helps a business grow through internet marketing is what keeps wineries, retirement communities and real estate agents calling us to help them with their online marketing presence.
